As the world’s top coworking summit, GCUC delivered 2.5 days of insights, but one session lit a spark: Raj Choudhury’s talk on “Engineering Connections in the Workplace.”

A Harvard Business School professor, Choudhury studies how teams thrive in the “work from anywhere” era. His findings?

  • Remote work has held steady at 25% of U.S. workers since 2023.
  • Mandated office returns often backfire—spiking female turnover by 10%, with no financial upside.
  • The real value lies in engineering serendipitous moments—those unexpected bonds that fuel creativity.

Forget “water cooler” nostalgia—Choudhury’s data shows that casual chats fade beyond 20 meters. Instead, he champions hybrid models: a day a week, a week a month, or quarterly retreats. Even fully remote teams can thrive through intentional experiences like offsites or mentorship meetups.

Updates on Haven Coworking’s Towson Expansion: INVESTMENT OPPORTUNITIES AVAILABLE!

Last quarter, we shared exciting news about our Towson location expansion at 200 W Towsontown Blvd. Our current 5th-floor space remains fully occupied, and the business continues to grow. We’re thrilled to report that construction on the new floor is progressing on schedule and within budget, with an anticipated opening in June 2025.

This expansion will elevate our current offerings with state-of-the-art amenities, including:

  • A 75-person training room for corporate events and large meetings
  • 26 additional private offices
  • A dedicated wellness room
  • Shower facilities
  • A significantly expanded kitchen and lounge area

Investment Opportunity: 12% Annualized Return

To fund this expansion, we’re offering a private debt investment with a 24-month term and a 12% annualized return. We’re nearly fully funded, with only $50,000–$75,000 remaining for new investors. Key terms include:

  • Minimum Investment: $25,000
  • Monthly Payments: 8% annualized interest
  • Final Payment: Additional 4% interest upon return of capital at term’s end

Future Building Acquisition & Equity Investment Opportunity

We’re also excited to announce a contract to acquire the entire building at 200 W Towsontown Blvd. This strategic acquisition will be financed through a combination of bank financing and limited partner equity. The equity investment opportunity is now open, and we’re actively accepting commitments from investors.

How Do We Procure Materials for our Projects?

As a small-to-medium (shmedium?) real estate development company, we’ve had to get creative to source materials without breaking the bank. We’re not big enough to score exclusive deals with wholesalers like the mega-builders, but we’re also not so tiny that we’re stuck paying full retail prices.

So, how do we do it? Here are our top three go-to resources that help us save 8-12% on materials—savings that have fueled our growth over the years!

1. Home Depot & Lowe’s Pro Desk

Both stores offer a “Pro Desk” for investors and contractors. Sign up for a pro account, and you’ll unlock bulk pricing and discounts based on your annual purchases—the more you buy, the better the deals. Orders need to be over $1,000 to qualify, but it’s worth it.

Pro tip: Get to know your local Pro Desk manager! A friendly relationship makes ordering smoother and gives you a direct contact for any order tweaks. Trust us, it’s a game-changer.

2. Wayfair Pro Program

Wayfair isn’t just for home decor—it’s a goldmine for bulk furniture, finishes, and more. Their Pro Program offers discounts on large orders, perfect for outfitting spaces. We recently used Wayfair’s free design consultation for Haven Coworking, and their team nailed it—suggesting furniture styles, colors, and layouts without the cost of an interior designer.

Pro tip: If you’re furnishing a big project, their design service is a must-try.

3. Floor & Décor

Towson’s new Floor & Décor is our secret weapon for stylish, budget-friendly finishes. Think tile, flooring, and trim that stand out without the premium price tag of a boutique tile store. It’s like Home Depot but hyper-focused on flooring and tile, offering unique options that elevate our projects.

Pro tip: Floor & Décor is on top of the latest design trends and swaps their products out frequently to match quickly changing trends.

Have you heard of the EV startup company, Aptera Motors? I think Aptera will have the most popular EVs on the road by the year 2030. With their highest-end model capable of driving 1,000 miles per charge using an array of built-in solar panels — while only being priced at $55,000 MSRP — this company may eliminate range anxiety and a reliance on crowded and sparse charging networks.
This funky three-wheeled car could be the new-age solution that we have been missing in the vehicle market. Set to launch low-volume production this year, we will likely see Aptera cars on the road by next year.

I recently discovered pickle-flavored buffalo sauce, and I’m addicted. Do yourself a favor and buy some if you like pickles and hot sauce:
This hot sauce brand also has a small business lesson to teach us. When I saw this right next to the pickles in the grocery store, I thought the backstory behind the sauce was genius.
Cleveland Kitchen realized they had an excess of pickle brine from making their pickles and repurposed it as a base for a hot sauce—which immediately made me think: what am I throwing away in my office right now that could be used productively?
