My Trip in the All in Summit, A Glimpse Into the Future

Back in early September, I had the incredible privilege of heading to Los Angeles for the All-In Summit. If you’re not familiar, the Summit is the annual in-person event hosted by my absolute favorite podcast, The All-In Podcast.

For those who haven't tuned in, The All-In Podcast is all about “conversations worth having.” It started on a whim when four friends—Chamath Palihapitiya, Jason Calacanis, David Sacks, and David Friedberg—couldn’t convene their weekly poker game during the pandemic. They took their lively chats about news, tech, and society to the airwaves, and it quickly became one of the top-ranked podcasts globally. The hosts deliver true insider takes on business, technology, and culture, often featuring interviews with some of the world’s most influential thinkers.

Matching the podcast’s theme, the Summit’s focus was simply: “conversations worth having.” The speakers were phenomenal—ranging from Uber CEO Dara Khosrowshahi to Mark Cuban, and even Alex Filippenko, an astrophysicist and professor at UC Berkeley—and that’s just the tip of the iceberg.

After three days of listening to these leading voices in science, technology, business, and politics, my main takeaway was clear: technologies that feel like pure science fiction today are likely only 5–10 years away from becoming part of our everyday lives. The human experience is about to change dramatically as we exponentially gain back more of our time and work less than ever before.

Time-Saving Tech That Blew My Mind

A few technologies really stood out:

  • Near-Instant Drone Delivery: I learned about a company called Zipline that's piloting near-instant home delivery via drone with the motto: "store to door in minutes." While I still think Amazon’s two-day delivery is freakishly fast (remember waiting three weeks for a UPS Ground delivery?), we are trending toward a much faster, truly on-demand delivery economy. Zipline has merchants install docking stations, they look like fast-food windows on the side of a storefront, which allows them to instantly deploy a drone, have an employee load it, and send it off. In densely populated areas, deliveries can take less than 20 minutes from the time you order!
  • The Household Humanoid Robot: We also heard from Elon Musk, who covered the wide range of new technologies his companies are tackling. The project that captivated me most was the Tesla "Optimus" robot. This humanoid robot is designed to take over boring, mundane household tasks like cooking, cleaning, laundry, and basic yard work. With a projected price point of $20,000 to $30,000, it's certainly not cheap, but is that a worthwhile investment to gain back time with your partner, kids, or just to do more of what you love instead of chores? I absolutely think so.
  • Autonomous Vehicles are Ready Now: Lastly, I was fascinated by what Uber CEO Dara Khosrowshahi had to say about the future of Autonomous Vehicles (AUVs). The tech for fully autonomous taxis already exists, thanks to companies like Tesla and Waymo (I even snagged a picture from my first-ever ride in a driverless taxi the day before the Summit!). The biggest remaining hurdle isn't the AI, it’s the lack of upgraded road infrastructure, especially in rural areas. AUVs rely on specific types of reflective signage and road line paint that aren't utilized on all US roads yet. As our infrastructure catches up, I see AUVs becoming far more widespread.

An Ultra-Futuristic Scenario

Ready to get ultra-futuristic with me - like straight out of The Jetsons?

Ten years from now, I envision being able to ask my Optimus robot to order itself a driverless taxi so it can go mow the lawn at one of our properties. And can that happen at 3 AM while I'm sleeping so Optimus is back home and ready to cook breakfast by 7 AM? Sounds pretty nice to me.

My three days in LA left me feeling incredibly optimistic about the future of the human experience from a technology standpoint. We certainly have other non-technology problems to solve that I am not nearly smart enough to tackle. But I am certain that technology is going to continue to give us our time back, the hard part will be deciding what we do with it.

Introducing Pitch and Chat: Our new meetup for developers and capital partners

Austin and I are thrilled to announce something new we’re launching: our quarterly “Pitch and Chat” nights!

We’re bringing together real estate operators who have large deals actively looking for funding, community bank lenders, and private capital partners. Why? Because we're entirely scratching our own itch with this meetup, but we know it will be valuable for everyone involved!

Here's the problem we want to fix: We know how to find fantastic deals and execute them at a high level, but finding the right capital partners for those deals is often far more difficult than it should be. On the flip side, we know lenders and capital partners have capital to deploy and would jump at the chance to hear directly from operators who have a deal they need funded today. So, we're building the bridge.

How It Works

Real Estate General Partners will get a 15-minute slot to pitch their deal and explain the resources they need to fund it.

After the pitches, the lenders and capital partners can easily connect with the General Partners whose deals they feel would be a great fit for their capital. It's focused, efficient, and designed to make real connections happen.

Want to Get Involved?

If you are a lender, broker, private capital partner, or developer, keep an eye out for an invite!

  • Developers: Please note that we will be conducting a pre-screening call to hear about your deal before we finalize your invitation to pitch. We want to ensure that only high-quality, vetted deals are presented to our lenders.
  • Just want to listen in? If you aren't a lender, capital partner, or developer but are simply interested in hearing some high-quality pitches, let us know, and we'll be happy to extend an invite!

We can’t wait to kick this off and see some great deals get funded!

Project Overview

3 E Overlea: Our latest residential rehab project

Over the past quarter: we’ve nearly wrapped up the full renovation of a three-unit residential property in Baltimore County! We expect these units to be ready for rent in the next month or so.

When we bought this property, we had two main reasons for purchasing, and the second one is pretty strategic.

First, it made good financial sense as a solid rehab-to-rental investment. But more importantly, it backs up directly to the parking lot of our 6809 Belair Rd property, which is where our second Haven Coworking location will be opening very soon (Haven 2.0!).

Owning this property gives us full control in the mixed residential area right behind Haven 2.0. If we ever need to expand parking for the coworking space, we can easily annex the property’s backyard.

As a rental, this property is fantastic: it features a one-bedroom basement apartment, a two-bedroom/two-bathroom apartment, and a top-floor three-bedroom/two-bathroom apartment.

Once completed, we expect the property to bring in $4,850 in total monthly rent and be valued close to $500,000. This project is a blend of gaining strategic-long term control around one of the largest assets in our portfolio while also having solid immediate financial upside. A nice win-win.

New Investment Opportunity Coming Soon!

We just got our next project under contract! We'll be sending out specifics soon, but we'll be raising up to $1,000,000 in increments as low as $50k with an 18-24 months repayment period and expecting 30%+ returns. Let us know if you'd like more details and we'll message you directly.

Updates on Haven Coworking

Big Energy at Haven: Events Thriving and Haven 2.0 Taking Shape

Last quarter, you heard all about the Grand Opening of our 4th floor at our original Haven Coworking location in Towson, and we shared a sneak peek of our second location in Overlea (Haven 2.0). A lot has been happening since then!

In Towson, our events business is thriving and growing every day! We've hosted double-digit events, ranging from professional networking sessions and training classes to baby showers and other fun gatherings, with lots more scheduled before the end of the year.

We're so glad we took the leap on events at Haven Coworking, it's paying off big time, and we've been getting fantastic reviews!

We’ve made so much amazing progress at the Overlea location since that last update that I'm thrilled to share a brand-new 360-degree photo tour with you.

We are nearly finished hanging the drywall, and it’s so exciting to finally see each room in its near-final form. From this point on, the project will really fly! Paint, flooring, lighting fixtures, and all the final touches are coming together fast. This is honestly my favorite part of any renovation project!

Go ahead and check out the new photo tour. Let me know what you think of the progress!

Hot Takes

This quarter, I'm breaking tradition and foregoing a "Hot Take." Since I write this newsletter, I suppose I get to make my own rules! Instead, I want to share some weird and wacky procedures of Canadian Provincial Parliament that I recently witnessed on a trip.
Last month, my wife and I traveled to Olympic National Park near Seattle. One day, we took the ferry from Port Angeles, Washington, to Victoria, Canada, the gorgeous capital of the British Columbia province.
When we arrived, we found ourselves just a few blocks from the British Columbia Parliament Buildings, which are similar to a state capitol in the US. My wife and I signed up for a one-hour tour that included an explanation of how the British Monarchy remains involved in the Canadian government today.
In Provincial Parliament, the Governor appoints a Lieutenant Governor, who serves as the King’s representative. The Lieutenant Governor is not involved in the day-to-day operations of Parliament except when a new bill is ready to be ratified into law.
When it is time for ratification, the Lieutenant Governor arrives at Parliament where he or she must knock on the chamber doors, announce their presence, and ask for permission to enter.
The Lieutenant Governor then walks to the front of the chambers where the bill is presented. If the Lieutenant Governor agrees with the bill, he or she then slowly nods to approve the bill and exits the chambers.
That’s it, a simple head nod, signifying the approval of the King and his deputies, is all it takes to officially ratify a new law in Canadian Provincial Parliament. It has been over 100 years since royal assent was denied in the Canadian system, so this procedure is predominantly ceremonial in the modern age.
Will
Take action. Life's value often arrives unexpectedly. I increasingly see this in opportunities I have accepted that don't offer immediate business returns, such as my involvement with the Greater Baltimore Board of Realtors board and the successful push for coworking and small manufacturing zoning changes at the county level for our 6809 Belair Rd development. Prioritize attending networking events or volunteer opportunities over passive activities like watching Netflix or managing your fantasy football team.
